Terms and Conditions
These are the terms on which I carry out work. They form the contract between us, so please read them before work begins. They are separate from the privacy notice, which covers your use of this website.
Who you are contracting with
This contract is between Richard Anslow, trading as TradesPro, of Circus Field Basin, Stocklake, Aylesbury HP20 1AP, and you, the customer.
TradesPro is a sole trader business. I carry out the work myself, and on the occasional larger job I bring in trusted tradespeople I have worked with for years.
Quotes and estimates
Quotes are valid for 30 days.
Everything included in the job will be listed on the quote. Please check it covers what you expect — I can’t be held to work or materials that were never quoted for.
For jobs charged by time, my rates are published on this website and confirmed before I start. An estimate of how long a job will take is exactly that: an estimate, given in good faith. If it looks like running over, I’ll tell you before it does.
If work is agreed verbally or by message, that counts as acceptance of these terms.
Access to the property
I’ll need clear access to the work area at the agreed times. If I arrive and can’t get in, or the area isn’t ready, I may have to charge for the time booked.
If the job needs access to a neighbour’s property, please arrange that in advance.
Consents
Planning permission, listed building consent and building regulations approval are your responsibility. I’m happy to advise, but I can’t be liable for the cost of work that turns out to need consent you didn’t have.
Materials
Where I supply materials, they remain mine until paid for.
If a product you’ve chosen is discontinued or unavailable, or a change is needed to meet safety or legal requirements, I’ll agree a substitute with you before ordering.
Once materials have been cut or fitted, changes to the specification will be chargeable.
Where you supply the materials, I’ll fit them with care but can’t guarantee them, and I can’t be responsible for shortfalls, damage or defects in goods I didn’t order.
Payment
For most jobs, payment is due on completion, by cash or bank transfer.
On larger jobs, or where I’m buying significant materials up front, I’ll ask for a deposit to cover those materials. Any deposit will be agreed and set out in writing before work starts.
If payment is late, I reserve the right to charge interest at 8% above the Bank of England base rate.
If there’s a small snag at the end of a job, please tell me and I’ll put it right. Withholding payment beyond a reasonable amount for the outstanding item isn’t accepted.
Cancellation
If you booked the work away from my premises — which for most jobs means in your home, or by phone or message — you have 14 days to cancel without charge.
If you’d like the work to start within that 14-day period, I’ll ask you to confirm in writing that you’re happy to waive the cancellation right for work already carried out.
After that, if you cancel I’ll charge for the time I’ve spent and for any materials already bought specifically for your job.
Please give as much notice as you can if you need to move a booking. Cancellation on the day may be charged.
I may cancel if the job turns out to be substantially different from what was described, or if the property isn’t safe to work in.
I expect to work in an environment free from abuse or threatening behaviour. If that isn’t the case, I’ll leave and the contract ends immediately.
During the work
Please clear the work area of belongings, pictures and anything breakable before I start.
Work will normally be carried out between 8:00am and 5:00pm, Monday to Friday. Other times by arrangement.
I’ll take reasonable precautions to protect your property, but some noise, dust and disruption is unavoidable, and you should expect to clean up afterwards.
I’ll remove waste created by the work where we’ve agreed that in advance. I can’t take away fridges, freezers or other white goods — those need arranging separately.
If asbestos is found or suspected, I’ll stop work immediately. Testing and safe removal is your responsibility and must be carried out by a licensed contractor.
If additional work turns out to be needed, I’ll stop and tell you before doing it. You’re welcome to take advice before deciding.
Guarantee and liability
I guarantee my workmanship for 12 months from completion. Please tell me about any problem as soon as it appears.
The guarantee doesn’t cover fair wear and tear, accidental or deliberate damage, neglect, work altered or repaired by someone else, or problems caused by advice from me or a manufacturer not being followed.
Where goods are supplied by a manufacturer, their own warranty applies.
I can’t be liable for water pressure or flow issues arising from an existing system after a fitting has been installed.
Minor variations such as slight colour differences between batches or between manufacturers’ products aren’t grounds for rejecting work.
For work at business premises, I’m not liable for loss of earnings or profit.
Nothing in these terms limits my liability for death or personal injury caused by negligence, or for anything else that can’t be limited by law. Your statutory rights as a consumer are not affected.
Photographs
I sometimes photograph completed work for my website and social media. No personal details or addresses are ever published. If you’d rather I didn’t, just say so and I won’t.
General
If any part of these terms turns out to be unenforceable, the rest still applies.
If I don’t enforce a term on one occasion, that doesn’t stop me doing so later.

This contract is governed by English law and any dispute will be dealt with by the courts of England and Wales.
